Click the Calculation tab to calculate the deed closure error and the area defined by the deed description. The Calculation dialog displays.

 

 

The Calculation tab

The closure error is the distance between the point of beginning and the point defined by the last call in the deed description. A deed description should close on itself, that is, the point defined by the last call should be equal to the point of beginning. When these two points are not equal then the deed description has a closure error.

Areas are calculated based on the current deed calls in the description list box. Areas are displayed in Acres and Square Feet. The area calculation assumes that the deed description defines a closed figure or polygon. When the deed has a closure error then the area calculation changes the last call in the description so that the error is equal to zero. If the current description has a relatively large closure error then the user should view the deed boundary by clicking the view button to ensure that the calculated area is reasonable.

  • Closure Error - The closure error is the distance between the point of beginning and the point defined by the last call in the deed description.
  • Precision - Precision is a ratio of the closure error to the sum of all of the deed call distances. It is displayed as 1 foot of error per number of feet, i.e. 1:5000(1 foot of error in 5000 feet property line). Typical minimum survey standards call for a survey precision of 1:5000.
  • North Error - Error in the north direction.
  • East Error - Error in the east direction.
  • Error Bearing - Direction and angle of the deed error with respect to the North and East Errors.
  • Chord Area - The chord area is calculated based on the current deed calls in the description list box. The Chord Area does not take into account any curves that may exist in the description. Areas are displayed in Acres, Square Feet and Hectares. The area calculation assumes that the deed description defines a closed figure or polygon. When the deed has a closure error then the area calculation changes the last call in the description so that the error is equal to zero. If the current description has a relatively large closure error then the user should view the deed boundary by clicking the view button to ensure that the calculated area is reasonable.
  • Perimeter - Perimeter is the sum of all the deed call distances listed in the description list box.
  • Total Area - The Total Area is calculated based on the current deed calls in the description list box taking into consideration any curves that may be specified. Areas are displayed in Acres, Square Feet and Hectares. The area calculation assumes that the deed description defines a closed figure or polygon. When the deed has a closure error then the area calculation changes the last call in the description so that the error is equal to zero. If the current description has a relatively large closure error then the user should view the deed boundary by clicking the view button to ensure that the calculated area is reasonable.

You may now select the File tab, find the new DeedRunner file, and load it. You can then view it, export it or print it out.

    NOTE: The program automatically closes back on the first point in the list. If your point list is entered as 1,2,3 then the figure will actually be 1,2,3,1.

    Curves - The figure tool ignores curves. If you have calls with curves you will need to manually enter the curve data after you load the new figure into the DeedRunner program from the File tab.
